What this site covers

Austin Pads is about one thing: finding a place to rent in Austin without getting played. We cover the neighborhoods and what each one actually costs, what a given rent gets you once you account for the address, where the market stands month to month, and how to search, tour, and negotiate a lease. No listings to sell you, no locator fee riding on the advice.

Why it exists

The Austin rental market swung hard. For years it ran in the landlord's favor; a building boom handed some leverage back to renters, and most people signing a lease have no idea it's there for the taking. A free month, a waived fee, a softer renewal — those are on the table right now, in the right buildings, at the right time of year. This site exists to point at them plainly.

How we work

Every page is built to be useful first. No pop-ups, no paywall, no autoplay. We write recommendations in our own words from our own read of the market, and we do not republish anyone else's rankings or "best of" lists. When we cite a source, we link it and move on.

Who publishes it

Austin Pads is part of the WholeTech Network, an independent Austin, Texas publisher that has been building websites since 1996, starting with one of the city's first online communities. The network spans more than a hundred sites, each focused on a single subject, all running on one server.

The Austin network
